Why sell your note

Reasons owners sell all or part of a note vary — freeing up cash for another investment, stepping away from collecting payments and doing the bookkeeping, dealing with a borrower who's stopped paying, or simply wanting the balance in hand instead of spread out over years. Whatever the reason, I evaluate based on the balance, seasoning, remaining payments, the underlying property, and the borrower's payment history — then give you a straight answer, usually within a day or two of talking it through.
